Property Inspections:
Depending on the contract the number of hours will change according to your needs. A minimum of 1 weekly inspection will be guarantee with the contract.

Payment of utilities:
This option includes all utilities (water, electricity, CTV, telephone, garbage recollection. A dollar account will be accessible to you on one of the local banks (BNCR) in order to make deposits or money transfers or a P.O.Box in Miami (where you can send checks in U.S. currency; both to handle all monthly expenses.

Payment & tracking of utilities and all taxes:

If you let us handle your taxes our company will ensure that all your taxes (Property tax, Sales tax, Tourism tax and others) are paid on time. We will provide you a full report of these payments and their scheduling. We will take care of all the necessary paper work and all you will have to do is sign the documentation.


Supervising of all maintenance and repairs:
If you decide to contract separately any maintenance or repair work we offer the service of supervising the task until its conclusion and handle you a final report of the task.

Payment of regular employees :
When you have your own staff (maid, gardener, guard, etc) we offer you the service of preparing all payroll and the payment of their medical and insurance policies in order to avoid you the trouble of the paper work or the handling of the money.

Monthly statements:
A complete and detailed report will be provided for all expenses. This report will be available on our web site or can be mailed or sent to you via email or fax.

Leasing services:
We offer you tenant pre-qualification, collect deposits and rental payments, perform check in and check out (this includes a welcome to the people that are renting your property along with a walk through ), provide free advertising on the Internet and local newspapers and magazine.

Our customers, owners & renters, will have access to one of the most complete Web sites available in the market where they can post up to 10 pictures of their property with a complete description. They will also find a complete report with (schedules, monthly statements and other information).

Monthly statements:

Concierge services:
This service is provided to your guests in order to make their stay in your property more enjoyable. With our experience and knowledge of the area we will make sure they are provided with the best quality services available.
These services can go from air & ground transportation, tours, restaurant reservations, fishing, snorkeling, etc. These arrangements can be done prior to their arrival or when they are here, however advanced notice is recommended.

In case of an emergency a 24-hour phone number will be provided.

Maintenance services:

This service will be provided by Los Tres Caciques S.A. and they will include the following.

-Preventive maintenance.
-Cleaning services.
-General maintenance:( Fumigation, Electricity, Electronics, Electro mechanic, Gardening, A/C, Pool, Painting, Remodeling, Tapiceria, etc.)
